Benidorm Gets Tough on Illegal Holiday Lets — New Fines for Unlicensed Rentals

Benidorm Town Hall has launched a new crackdown on illegal tourist apartments as part of a wider effort to regulate the booming short-term rental market.
For the first time, the city now has its own inspection team with the power to fine property owners who rent out homes without the proper tourist licence. Officials confirmed that 31 properties are already under investigation for possible violations.
The move follows growing complaints from residents about overcrowded buildings, noise, and unfair competition for legal holiday lets. A spokesperson for the Town Hall said the new controls would ensure “a fair and transparent tourism sector that protects both residents and visitors.”
Property owners who rent their homes short-term must now provide proof of a valid tourist licence, demonstrate that their building’s community rules allow tourist use, and meet all safety and planning regulations.
Failure to comply could result in significant fines, and repeat offenders may face restrictions on future rental activity.
Tourists are being urged to double-check that their accommodation has a legitimate licence number before booking — usually listed on reputable platforms such as Booking.com or Airbnb.
Local café owner Steve Marsh, who has lived in Benidorm for 12 years, told The Beni Post:
“It’s about time they sorted this out. The legal rentals follow the rules, but some owners try to make a quick buck without contributing anything back to the community.”
The Town Hall says the revenue from fines will be reinvested into improving urban services and tourism infrastructure.
